We are therefore pleased to provide the following services.

RICS Condition Survey
This report is suitable if you are buying or selling a house, flat or bungalow built in a conventional style, particularly for newer properties.
The report we provide, based upon an inspection of the property, will purely detail its condition, presence of any major defects and maintenance issues, highlighting areas of concern.The report follows the RICS ‘traffic light’ system, this clearly identifies & grades areas of acceptability and concern within the main elements of the building. Whilst thorough, this is our most basic survey (RICS Level 1 Survey).

RICS Homebuyer Survey
Our Homebuyer Survey is suitable if you are buying or selling a conventional home, built in the last 120 years or so. Suitable for purpose-built flats and converted apartments (where structure, services & maintenance may be shared), houses and bungalows.
The inspection will be undertaken over all areas of the property that are accessible/visible. More detailed than our condition survey, it will note condition as well as function specifically of services and utilities (without testing) where applicable. It will advise on repairs and ongoing maintenance matters which may need further investigation. The report in its final form follows the RICS ‘traffic light’ system. (RICS Level 2 Survey).

RICS Homebuyer Survey & Market Valuation
As per our Homebuyer Survey detailed above but with the addition of a market valuation.
The written report will highlight areas of concern which may require immediate or future maintenance helping the potential purchaser (or seller) to ascertain likely current/future cost to rectify and therefore any immediate effect on potential property value.

RICS Building Survey
This is the most detailed survey we undertake, suitable for properties of all ages and types. With larger period properties we recommend our bespoke version of this survey which will pick up on the unusual and one-off nature of such properties.
In either instance we undertake a thorough and detailed survey of all areas of the property, advising on defects and flaws in the building with advice where appropriate on how these can be rectified to prevent ongoing maintenance issues. Service installations will also be visually inspected, but not tested.
The report detailing the survey findings follows the RICS ‘traffic light’ system which rates condition, clearly indicating areas of concern and may include a limited number of photographs. This survey does not include a market valuation or reinstatement cost assessment. (RICS Level 3 survey)

Snagging Report (for new properties)
Newly built properties may still require finishing items, corrections, adjustments and overall ‘polishing’ to make them a fully brand-new build.
These ‘snags’ will be identified, inspected and reported by our exceptionally keen eye for detail. Following our property inspection, the report will schedule all these elements and where possible suggest how each may be treated/rectified. The report may then be used by the client to present a required actions list to the developer/builder ahead of any intended purchase.
Meaning the property can be either handed over as a truly brand-new build with ideally no snags or if required with a negotiation on these items and purchase price accordingly.

Residential Project Coordination (New Build, Extension, Refurbishment)
We can give initial views, ideas and advice on any potential new-build, extension or refurbishment projects you may be considering. These could be by way of a new property purchase or just adapting what you already own. Initial design concepts (internal and external) and aesthetics can be discussed and using a wide local industry contact base we can help you evolve the project, bringing it to life with the appropriate professional input.
Our service can then extend into managing the design team through inception, costing, planning and build or at any stages thereof.
